Is
this a gimmick...or does this "Golden Ticket" have real value?
NO... & YES.
Referrals are the lifeblood of any Realtor's business and I can personally
assure you this is not a gimmick - it's just creative marketing.
The bearer of the original ticket can redeem it to reduce my sales
commission and/or receive cash at closing on the sale or purchase of their next home.

Are sales commission discounts the same as cash?
EXCELLENT QUESTION - YES.
It's the legal way for me to reimburse you for referring business
to me. In lieu
of paying a seller after the transaction closes, I will discount my sales
% commission up front on the listing sales contract - which clearly and
legally documents my promise to you. For sellers, a commission discount
has the exact same value as cash at closing.

Why are you doing this?

Simply put, marketing is very expensive & time-consuming! By

I received a "Golden Ticket", but I'm not looking to buy or sell my home at
this time. Can I pass it along to a friend or family member?
ABSOLUTELY!
The sweet savings are transferable to anyone who you feel can benefit from

If I

a friend, co-worker or family member, can I request a replacement for
myself later?

How much can I actually save?
THERE'S NO LIMIT!
For every buyer or seller you refer that results in a successful transaction, I
will reduce my sales commission to you by an additional
$500
on the sale or purchase of your next home. Furthermore, there is
no limit on the number of "Golden Tickets" you can earn - so the potential
cost savings to you are unlimited!

Do
the "Golden Tickets" have an expiration date?
NO!
My exclusive "Golden Ticket" savings program officially launched on
February 3, 2006.
And in addition the comment above, the savings I am offering are good for
life or at least until I retire.

Are
there any restrictions?
YES.
"Golden Tickets" are part of a very specific & targeted ad
campaign. You must have received one of these as part of the ad
campaign or from someone who did. All tickets will be verified for
authenticity. This exclusive offer can not be combined with any other promotional offers
or listing/sales commission reductions. In other words, no double-dipping.
You choose the promotional offer that financially benefits you the most and I will
honor it.
Certificate savings are not retroactive. And finally, all requests for
discounts/savings must be requested and put in writing prior to entering
into a buyer/seller agency contract.

If I
refer someone to you, can I receive cash instead?
NO - Unless your a client of mine.
State & Federal laws are very strict when it comes to referrals, payouts
and kickbacks. Specifically relating to payment for referrals, real
estate agents are not allowed to give anything of value to non-licensed
real estate agents and/or others who are not "party to the transaction" in
exchange for a referral. In a nutshell, I can do anything for
my buyers and sellers, but if you're not involved in the transaction, it is against
the law for me to pay you a referral fee (I could lose my license).
I can however, offer to give you a commission discount or cash credits for
your future business (hence the "golden tickets" savings certificates).

How much can I actually save?
A LOT!
Sales commission discounts and cash savings are based on the type and
amount of the closed transaction. A few samples might look like this:
BUYING A:
1. $250k home, buyer receives $250 cash at closing
2. $500k home, buyer receives $500 cash at closing
3. $750k home, buyer receives $1500 cash at closing
4. $1m+ home, buyer receives $3000 cash at closing

SELLING A:
1. $250k home, seller receives a $250 discount
